How does a DSCR loan work?
DSCR stands for debt service coverage ratio. The idea is old commercial-lending arithmetic applied to houses. Instead of asking whether you earn enough to carry the payment, the underwriter asks whether the property does. So the file is built around two numbers. The first is the property's qualifying monthly rent. The second is its full monthly payment, PITIA, which bundles principal, interest, taxes, insurance, and any HOA dues. Divide the first by the second and you have the ratio.
Everything else follows from that design. Personal tax returns stay out of the file. W-2s and paystubs stay out. Your personal debt-to-income ratio, the number that dominates consumer mortgage qualifying, is never computed. The trade-off is scope: this structure only exists for investment property.
Why the rules treat this as business lending
DSCR loans sit outside the consumer-credit rulebook because of how Regulation Z classifies them. The regulation exempts credit extended primarily for a business or commercial purpose. Moreover, the official interpretation is explicit about rentals:
“Credit extended to acquire, improve, or maintain rental property (regardless of the number of housing units) that is not owner-occupied is deemed to be for business purposes.” — Official interpretation of 12 CFR § 1026.3(a), comment 3(a)-4
The same interpretation draws the occupancy line sharply. If the owner expects to occupy the property for more than 14 days in the coming year, it cannot be treated as non-owner-occupied under that rule. In practice, every DSCR program is built on this foundation. Therefore the loan documents will state a business purpose, and you will certify that you will not live in the property. Treat that certification seriously. Occupancy fraud is still fraud, whatever the product is called.
What kinds of property fit
The core box is 1-4 unit residential investment property: single-family homes, duplexes, triplexes, fourplexes, and townhomes. Condos commonly work as well, though the project itself gets reviewed. Programs commonly allow vesting in an LLC or similar entity, usually backed by a personal guaranty. Meanwhile, rural acreage, mixed-use buildings, and condotels vary widely by program, so ask before you write an offer. How do you calculate DSCR on a Las Vegas rental?
Take the qualifying gross monthly rent and divide it by the full monthly PITIA. That is the whole formula:
DSCR = gross monthly rent ÷ PITIA (principal + interest + property taxes + insurance + association dues)
Suppose a single-family rental has a supportable market rent of $2,400 per month. Now build the payment side:
Principal and interest $1,450 + property taxes $220 + insurance $180 + HOA $150 = PITIA of $2,000
DSCR: $2,400 ÷ $2,000 = 1.20
The rent covers the payment with a 20 percent cushion. Now drop the rent to $1,900 on the same payment:
DSCR: $1,900 ÷ $2,000 = 0.95

You do not get to pick the rent number. On a purchase, the appraiser completes a rent schedule alongside the appraisal, and that market-rent opinion commonly drives the ratio. An existing lease helps when it is in place and supported. For furnished short-term rentals, programs vary. Some use a trailing twelve months of actual receipts. Others use market data for the address, and many simply use the long-term market rent. As a result, the same house can produce different ratios under different programs. Scope that question before you shop, not at the appraisal.

DSCR or a conventional investment loan: which fits?
Conventional financing absolutely does investment property. Fannie Mae's April 2026 eligibility matrix allows a 1-unit investment purchase up to 85 percent loan-to-value. For 2-4 units, the cap is 75 percent. The difference is how you qualify. A conventional file qualifies you personally: tax returns or W-2s, a full debt-to-income calculation, and rental income counted under Fannie Mae's rules. When leases or the appraiser's rent schedule are used, that rulebook counts 75 percent of gross rent. The remaining 25 percent is assumed lost to vacancy and maintenance.

Third, the buyer vesting in an LLC from day one. In other words, DSCR is not a shortcut around a weak deal. It is a different lens on a strong one.
Can a DSCR loan fund a Las Vegas short-term rental?
Sometimes, and this is where Las Vegas investors need the most caution. Many DSCR programs do finance short-term rentals, commonly qualifying them on a twelve-month history of receipts, on market data for the address, or simply on the long-term market rent. The financing question, however, comes second. The legal question comes first.
The Clark County licensing reality
Nevada's Assembly Bill 363 (2021) required Clark County to license and regulate short-term rentals. The county codified its rules in Chapter 7.100 of the Clark County Code in June 2022. Under that code, operating a short-term rental unit in unincorporated Clark County without a valid, unexpired license is prohibited and unlawful. The county also runs a dedicated enforcement team. The county's initial application window has long since closed: applications were due by August 21, 2023, and the county has been issuing denials since 2024. Meanwhile, the incorporated cities of Las Vegas, Henderson, and North Las Vegas each set their own rules. So the parcel's jurisdiction, not its mailing address, decides which rulebook applies.
The practical consequence for financing is blunt. If the short-term use is not lawful and licensed for that parcel, the short-term income does not belong in anyone's qualifying math. We will not pretend otherwise. Plenty of Las Vegas addresses cannot currently be licensed at all. In that case, underwrite the property as what it can lawfully be: a long-term rental, qualified on the long-term market rent. Why do investors use DSCR loans in Las Vegas?
Because the local math cooperates more often than in most metros. HUD's fiscal year 2026 Fair Market Rents cover the Las Vegas MSA, which is all of Clark County. They put a two-bedroom at $1,735 and a three-bedroom at $2,413. Those are program benchmarks rather than achievable rents on any given house. Still, they document a deep, liquid rental market where a sensibly bought property can plausibly cover its own payment.
The borrower profile fits too. This town runs on self-employment: agents, entertainers, contractors, gig operators, and small-business owners whose returns are engineered to minimize taxable income. Do DSCR loans work for Airbnb-style rentals in Las Vegas?
Only when the short-term use is lawful for that specific parcel.
