A DSCR calculation is short arithmetic wrapped around several decisions that are easy to get wrong. The division itself takes a second. What takes judgement is which rent figure belongs on top, which costs belong underneath, and what the resulting number does and does not tell you about a Las Vegas rental. This page runs the ratio and then explains each of those three choices, because a confident 1.31 built from the wrong tax number is worse than no answer at all.

What does the debt service coverage ratio actually measure?

It measures one thing: whether the property pays for itself. The ratio divides what the property brings in each month by what it costs to hold each month. A result of 1.00 means those two numbers are equal. Above 1.00 there is a cushion; below 1.00 the shortfall has to come from somewhere else.

What makes the ratio useful to a lender is what it leaves out. It does not ask what you earn, what your other debts look like, or how your tax returns read. That is the point of the product. A DSCR loan in Las Vegas is underwritten against the property’s income rather than against a personal income file, which is why an investor with strong properties and complicated tax returns can qualify where a conventional investment loan would stall on debt-to-income.

The trade is that the property has to carry the argument on its own. If the rent does not support the payment, there is no personal income to fall back on inside the ratio.

What belongs in PITIA, and what does not

PITIA is the denominator, and getting it wrong is the most common way a DSCR estimate goes astray. It stands for principal, interest, taxes, insurance and association dues.

  • Principal and interest. The monthly loan payment. The calculator above takes this as your own figure rather than deriving it, because we do not publish rate quotes on this page.
  • Taxes. The property tax bill divided by twelve. In Clark County this is the line most often estimated wrongly — see the tax-cap section.
  • Insurance. A landlord or dwelling-fire policy, which is a different product from the homeowner policy on a primary residence.
  • Association dues. Common across Clark County. Where a property sits under both a sub-association and a master association, both belong in the figure.
  • Other recurring charges the lender counts, such as flood insurance where the parcel requires it.

What does not normally go in: vacancy allowance, property management fees, maintenance reserves, capital expenditure, or your own travel to the property. Those costs are real, and they decide whether the deal is any good. They simply are not usually part of the qualifying ratio. Keep two spreadsheets — the lender’s ratio and your actual return — and never let one stand in for the other.

Where does the rent number come from?

Not, usually, from you. For a one-unit investment property, market rent is normally established by an appraiser on Fannie Mae Form 1007, the Single-Family Comparable Rent Schedule, which estimates market rent by comparing the subject property against comparable rentals. Two-to-four-unit properties use Form 1025. Where a lease is already in place, expect the lender to review it alongside the appraiser’s figure and to work from the more conservative of the two.

This matters more than investors expect. A property listed at an optimistic rent, or one where the current tenant is paying above the neighbourhood, can appraise to a lower market rent and drag the ratio down after the file is already moving. If your calculation only works at the top of the rent range, treat it as fragile.

Reading your result

Three bands cover most of what the number means in practice.

  • Below 1.00. The rent does not cover the housing cost on the lender’s arithmetic. Reduced-ratio and no-ratio programs exist for exactly this case, and they generally ask for lower leverage and stronger reserves in exchange. It is a narrower road, not a closed one.
  • 1.00 to 1.24. The property covers itself with a modest cushion. This band sits inside the range most residential DSCR programs work in.
  • 1.25 and above. A stronger cushion, and the range where programs commonly reserve their better terms.

Treat those markers as orientation, not as eligibility rules. The thresholds that actually bind are the ones in the specific program a file is placed in, and they vary. The fuller picture — credit, reserves, leverage, property type — sits on the DSCR loan requirements page.

Working the problem backwards

The more useful question is usually not “what is my ratio?” but “what would it take?” The calculator answers both, because the reverse arithmetic is what actually changes decisions.

Rent needed to reach 1.00 is simply the PITIA figure. Rent needed to reach 1.25 is PITIA multiplied by 1.25. And maximum PITIA at 1.25 — the rent divided by 1.25 — is the number to carry into a purchase negotiation, because it tells you the largest monthly housing cost this rent will support at that threshold.

Worked illustratively: a property with a $2,000 PITIA needs $2,000 of rent to reach 1.00 and $2,500 to reach 1.25. Turn it around, and a property renting for $2,500 supports a PITIA of $2,000 at a 1.25 threshold. If the taxes and dues on the parcel you are looking at already consume $600 of that, the rest of the structure has to fit inside what remains. That is a purchase-price conversation, not a rent conversation.

The Las Vegas tax-cap trap

Nevada caps how fast a property tax bill can rise, and the cap is not the same for every property. Under NRS 361.4723 the annual increase is limited to 3% on an owner’s primary residence. A cap of up to 8% applies to residences that are not owner-occupied. There is a genuine exception: a rental dwelling can still reach the 3% cap where the rent charged does not exceed HUD’s published fair market rent for the county, less utilities.

The practical consequence for a DSCR calculation is direct. An investor who prices a purchase off the seller’s current capped tax bill — a bill that may have been running under the 3% owner-occupied cap for years — can be budgeting a tax figure that will not survive the change in occupancy. Because taxes sit inside PITIA, an underestimate there flows straight into an overstated ratio.

Confirm the capped figure for the specific parcel with the Clark County Assessor rather than assuming which cap applies. Other states load the denominator differently — in Florida it is insurance and condo reserves, in Texas it is a property tax bill that does not inherit the seller’s homestead cap. It is a five-minute check that protects the whole calculation.

What this calculator cannot tell you

It runs one ratio. It does not review credit, assets, reserves, entity documents where title is held in an entity, the appraisal, or the property’s condition. It is not a loan approval, a rate quote, a Loan Estimate, a preapproval or a commitment to lend, and it makes no claim about what any lender will offer.

If you are considering borrowing against the property, add the expected second-lien payment to the principal-and-interest input and watch the ratio move — that is the number a future refinance will use, and the home equity page explains why. It does not price the loan’s exit terms either — a prepayment penalty is an exit cost rather than a monthly one, so it never enters this ratio. It also does not tell you whether the investment is a good one. A property can clear 1.30 on the lender’s arithmetic and still lose money once vacancy, turnover, management and maintenance are counted. The ratio answers a financing question. The investment question is yours, and it deserves its own analysis.

Does the calculator include vacancy, repairs or property management?

No, and that is deliberate, because the lender’s ratio usually does not either. A DSCR calculation for a residential investment loan is normally gross rent over PITIA. Vacancy, turnover, management fees, capital expenditure and maintenance are genuine costs that decide whether the property is a good investment, but they are not typically part of the qualifying ratio. Run the ratio here, then run your own cash-flow analysis separately. They answer two different questions.

Is a DSCR loan a consumer mortgage?

Generally not. Credit extended primarily for a business purpose is exempt from Regulation Z under 12 CFR 1026.3(a)(1), and a genuine non-owner-occupied investment property loan is underwritten to the property rather than to a consumer income file. That is why a DSCR file asks about rent and reserves instead of your debt-to-income ratio. It also means the consumer disclosures you may have seen on a primary-residence purchase do not apply the same way.
