Most Florida DSCR deals do not fail on rent. They fail on the denominator. An investor runs the numbers using a mainland-sized insurance estimate and an optimistic view of association dues, gets a comfortable ratio, and then meets the real premium three weeks into the file. Florida rewards investors who price the carrying cost first and the rent second — which is the reverse of how most people approach it. This page is organised that way on purpose.

The ratio, and Florida's version of it

The debt service coverage ratio is the property's gross monthly rent divided by its full monthly housing cost — principal, interest, taxes, insurance and association dues, together PITIA. A property renting for $2,500 against a $2,000 PITIA calculates to 1.25. Programs commonly set thresholds somewhere between 1.00 and 1.25, and some run reduced-ratio options below 1.00 with tighter leverage.

None of that is Florida-specific. What is Florida-specific is how much of the denominator sits outside principal and interest. In a lot of the state, insurance and association dues together can rival the tax line, and in coastal and condo product they can dominate it. Two properties with identical rents and identical loan amounts can land on opposite sides of a threshold purely on carrying cost.

Insurance: the line that decides Florida deals

This is the section most national DSCR pages skip, and it is the one that matters most here.

Florida landlord and dwelling-fire premiums carry windstorm and hurricane exposure that inland states do not. That has two consequences for a DSCR file. First, the premium is a bigger share of PITIA, so an estimate that is off by a modest percentage moves the ratio more than it would elsewhere. Second, premiums vary enormously by address, construction, roof age and wind-mitigation features — which means a county-level average tells you very little about the specific house you are buying.

What to do about it, in order:

  1. Quote the actual address as soon as you have it under contract, or before. Not a comparable, not an average.
  2. Ask about roof age and wind-mitigation credits. Both move the premium, and the roof can also affect insurability.
  3. Re-run the ratio with the real premium. If it only worked at your estimate, you did not have a deal, you had a hope.
  4. For a condo, separate master-policy coverage from your own unit policy, and confirm what the association actually carries.

The two Florida taxes that land on your loan

Most states tax the deed. Florida taxes the deed and the note, which surprises investors who have closed elsewhere. Per the Florida Department of Revenue:

Illustratively, on a $300,000 loan the note stamps and intangible tax together are roughly $1,050 and $600 — about $1,650 of Florida-specific cost attached to the financing itself, before anything charged on the deed. That is real money in a cash-to-close calculation and it is routinely omitted from out-of-state investors' spreadsheets.

Condos and the 2026 structural-reserve regime

If you are looking at a Florida condo as a rental, this is the first thing to investigate — ahead of rent, ahead of price.

Florida requires a structural integrity reserve study for condominium and cooperative buildings of three or more habitable stories. The study covers eight structural components: roof, load-bearing structure, fire protection, plumbing, electrical, waterproofing, windows and doors, and any other item above a threshold cost that affects those systems. Separately, buildings undergo milestone inspections of load-bearing walls and primary structural members, performed by a Florida-licensed architect or engineer.

Two consequences follow for financing. First, from budgets adopted January 1, 2025 onward, associations can no longer waive or reduce reserve funding for SIRS components — which pushes dues up, and dues are in your PITIA. Second, where a special assessment relates to safety, soundness, structural integrity or habitability, the related repairs generally have to be complete before the project is eligible, rather than merely funded or planned.

So the diligence list on a Florida condo is specific:

  • Has the SIRS been completed, and what did it find?
  • What is the milestone inspection status?
  • Is there a special assessment, and is it structural?
  • What are the reserves, and what is the dues trajectory now that waiver is off the table?
  • What share of units are investor-owned or rented, and does any single owner hold more than 10%?
  • Is there litigation involving the association?

Those last two, plus condotel character and insufficient master insurance, are the classic non-warrantable triggers. Non-warrantable is not a dead end — it moves the file off agency programs and onto a portfolio or alternative-documentation route, generally with lower leverage and stronger reserves. Short-term rentals

Florida has genuine short-term rental markets, and they raise the same underwriting question everywhere: which rent number qualifies the loan? Nightly revenue and market long-term rent are different figures, and programs differ on which they will use. Underwriting to long-term market rent is the conservative path and the one that survives a change in local rules.

And local rules are the variable. Florida regulates vacation rentals at state level while municipalities layer their own ordinances on top, and those vary sharply between markets. Buying in Florida from out of state

This is the normal case rather than the exception, and the product suits it. Because a DSCR loan is underwritten to the property's income rather than your personal income file, your own location is largely beside the point. What matters is the property, the rent, the carrying cost and the file's documentation.

Two things make out-of-state Florida purchases go smoothly. Decide the vesting early — if title is going into an entity, that entity needs to exist and produce its documents before closing, and the entity-vesting page covers what that involves. And get local eyes on the property: insurance, roof condition and, for a condo, the association's structural position are all things a spreadsheet cannot see from another state.
